Biography

Ian is a partner in our Global Real Estate Industry Group, based in Abu Dhabi. He has extensive experience advising on a broad range of commercial real estate transactions and is involved in some of the largest real estate development projects in the Middle East.

Ian’s real estate experience includes commercial lettings, sales and purchases (including sale and leaseback and opco/propco structures), development transactions and the property aspects of mergers and acquisitions. He has advised on cross border real estate funds, property financings and joint ventures. Ian also has considerable experience in the hospitality sector and regularly advises on hotel and leisure transactions throughout MENA.

Experience

Representative transactions include advising:

  • Aldar Properties PJSC (Aldar) on their joint venture with Diamond Developers for the development of the Sustainable City, Abu Dhabi.*
  • Mubadala on its development agreement with US-based National Resilience, Inc. a technology-focused manufacturing company dedicated to broadening access to complex medicines, to construct and operate a state of the art biopharma manufacturing facility in the UAE.*
  • Mubadala on the sale of four office towers at ADGM, Abu Dhabi to Aldar Properties at a consideration in excess of Dh4 billion*
  • Aldar Properties on the development agreement with Crown Princes Court of Abu Dhabi for the development of Saadiyat Lagoons.*
  • Aldar Properties on its acquisition of Al Fahid Island, a 3.4 million square metre land bank, for Dh2.5 billion for the creation of a new waterfront development.*
  • Modon Properties on various matters including assisting with its initial incorporation process; preparing a suite of a standard form of construction and community contracts for use in applicable developments; preparing an agreement for the development of Emirati Housing; and preparing the standard form of sales and purchase agreement to be used for off plan sales at the Al Hudariyat Island.*
  • A Middle Eastern sovereign wealth fund on matters relating to tourism and hotel sector joint venture investments and acquisitions in Europe and the MENA region including international hotel branded apartments in Egypt and a number of hotels in Russia.*
  • Diriyah on multiple real estate and hospitality matters.*
  • A special economic zone on multiple aspects of its real estate developments and hotels in a luxury tourist resort in Saudi Arabia.*
  • Rava Partners (the real estate division of Hillhouse Investment) on the acquisition of Hartland International School from a fund managed by London Based Janus Henderson in a deal that values the property at in excess of USD100million. The transaction included a re-gearing of the lease to the operator.*
  • A Hillhouse Investment entity on the acquisition of North London Collegiate School and an associated re-gearing of the lease to the operator.*
  • CDPQ on an investment of USD5bn in three of global infrastructure-led supply chain solutions provider DP World's flagship UAE assets.*
  • An enforcing lender on the operations of a high-end hotel in the MENA region.*
  • A developer requiring last mile funding for an overdue residential construction project in Dubai.*
  • Masdar City on the real estate, financing and letting aspects of a multi-billion dollar emerging global cleantech cluster and low carbon city in Abu Dhabi.*
  • Tourism Development and Investment Company on the agreement to sell certain of its key assets to Aldar Properties for approx. USD1bn including a number of hotel and other leisure assets as part of one of the UAE's largest real estate transactions to date.*
  • An Abu Dhabi sovereign entity on their hotel management arrangements (and related JV arrangements) for a hotel in Morocco.*
  • GEMS, a major MENA education provider, on the sale and leaseback of certain real estate assets.*
  • A major international private credit fund on the financing of multiple off plan sales projects in Dubai.*
  • A major international private credit fund on the provision of acquisition funding to a regional private equity fund for the acquisition of a hotel in Dubai.*
  • A GCC government on law reform in the real estate sector.*
  • A GCC freezone authority on their hospitality law and regulations.*
