Biography

Sarah Fleury is a partner of the Global Real Estate Industry Group in White & Case in Paris.

She is an experienced real estate M&A lawyer with a particular focus on data centres and advises investors, developers and operators in relation to this highly specialised asset class.

She also advises multinational clients on both cross-border and domestic transactions, including the structuring, acquisition and disposal of portfolios of assets and companies holding real estate assets, and real estate joint ventures in all asset classes.

Sarah serves as a Global Gouverning Trustee of ULI Europe (Urban Land Institute). She is also a member of France Biotech's Propscience working group, set up at the request of the French government.

Sarah joined the Firm in January 2026 from an international law firm in Paris, where she was a partner in the Real Estate practice.

Recent representative transactions include:

Representation of SoftBank Group on its commitment to develop and operate 5 GW of AI data center capacity in France, representing an investment of up to €75 billion. The first phase, comprising an initial €45 billion investment to deliver 3.1 GW of AI data center capacity in the Hauts-de-France region, is part of the 2026 Choose France summit hosted by President Emmanuel Macron.

Representation of émeis on a €761 million investment commitment from Farallon Capital and TwentyTwo Real Estate into its proposed real estate company comprising 68 nursing homes and clinics in France, Germany and Spain. The investment has been structured through the subscription of financial securities, including preferred shares.*

Representation of Brookfield Asset Management on its acquisition of a portfolio of hotels in Europe*

Representation of Oaktree on several projects to indirectly develop and operate buildings in Paris*

Representation of several family offices, and high-net-worth individuals on their acquisitions and sales of assets*
